What DSIRDA does

The Dholera Special Investment Region Development Authority, DSIRDA, is the statutory planning and land authority for the Dholera SIR. It prepares and sanctions the development plan, notifies Town Planning schemes, and handles the reconstitution of land parcels into final plots. In practical terms, DSIRDA is the office that decides zoning, road alignments and the boundaries of each Final Plot. Its sanctioned Development Plan is the source of many durable planning figures for Dholera, including the split of the roughly 422 sq km urban-developable area across the six Town Planning schemes and the industrial land total of about 11,000 hectares.

Why DSIRDA matters to a buyer or researcher

Because DSIRDA controls the development plan and TP schemes, its records are the authoritative reference for where a plot actually sits, what its Final Plot number is and how the surrounding land is zoned. It works alongside DICDL (Dholera Industrial City Development Limited, the company that builds the city), the company that physically builds the city, and NICDC (the National Industrial Corridor Development Corporation, the central agency behind the corridor), the central nodal agency. For anyone checking a claim about Dholera land, the DSIRDA-sanctioned plan and TP notifications are the primary documents to consult rather than a developer brochure. Note that some DSIRDA source pages have been difficult to reach online, so certain zoning percentages remain unverified in the public record.
