Dholera Atlas is an independent reference that maps the systems of the Dholera Special Investment Region using sourced, dated and clearly labelled facts. It was built to cut through the mix of hype and dismissal around Dholera by describing what has actually been delivered, what is reported and what is still only a target. It does not sell plots or represent any developer.

Why this site exists
Information about Dholera tends to arrive in two unhelpful forms, glossy promotion that treats every target as achieved, and blanket dismissal that claims nothing is happening. Neither is accurate. Dholera Atlas was created to offer a third path, a neutral reference that describes the project as a set of real systems and holds every claim to a source. The goal is simple, to let a reader see the difference between a durable confirmed fact, a reported claim and a forward-looking target, and to make each figure traceable back to where it came from. That way a researcher, a journalist, a curious resident or a cautious investor can form their own view from evidence rather than from a brochure.
How the Atlas is organised
The site is arranged around the genuine systems of Dholera. The semiconductor cluster covers the anchor fab and its ecosystem, the incentives behind it and the data centres now being announced. The smart-city cluster explains the planning, the Town Planning schemes and land pooling, the ABCD command centre, the trunk utilities, and how the city is phased over decades, along with comparisons to other new cities in India and abroad. A spine of reference pages carries the glossary, the data room of key numbers, a timeline, connectivity information and a set of practical tools such as a land unit converter. Every cluster follows the same discipline, so the reading experience is consistent whichever door you enter through.
Our sourcing standard
Dholera Atlas draws on official and public sources, government and agency documents, primary company statements, the census, and credible press and trade coverage, and it grades them. The strongest figures come from central and state sources such as the NICDC (the National Industrial Corridor Development Corporation, the central agency behind the corridor) Delivery Monitoring Unit report dated 30 Jun 2026, PIB releases, and official portals. Weaker claims that rest on press coverage are marked as reported, and goals are marked as targets. We refuse to invent numbers to fill a gap. Where an official source is gated and cannot be verified, or where a claim survives only on broker aggregator sites, we flag the gap honestly. We also keep dates attached, because Dholera's timelines have shifted before and context matters.
Independence
The Atlas is independent and editorial. It does not sell or broker land, it earns nothing from any transaction, it is not affiliated with any developer or authority, and it does not accept payment to feature projects. It offers no investment advice. This independence is what lets the site be even-handed, describing both the real progress, a fab under construction, operational solar, an open expressway and Activation-Area utilities, and the real cautions, disputed superlatives, coastal and drainage constraints, lapsed early targets and documented land-acquisition litigation. If a reader takes one thing from the Atlas, it should be the habit of asking what the source is and whether a claim is confirmed, reported or merely targeted. We keep this line bright on purpose, because the moment a reference starts steering readers toward a purchase it stops being a reference. Questions that ask us to rank developers, endorse a project or advise on a specific plot fall outside what the Atlas does, and we decline them. What we will always do is point you back to the primary record, the sanctioned development plan, the GUJRERA (the Gujarat Real Estate Regulatory Authority, where a legitimate project must be registered) portal, the NICDC and PIB releases, and the census, so that the final judgement is yours and rests on evidence you can check for yourself.
