What N.A. status means
N.A. stands for Non-Agricultural. In Gujarat, land classified as agricultural cannot legally be built on until it has been converted to Non-Agricultural use through the prescribed process. This conversion is a core legal step, not a formality. Importantly, land that falls inside an approved Town Planning scheme is treated as Non-Agricultural by Gujarat rule, so a plot with a Final Plot number in a sanctioned scheme generally carries that status, though the exact effective date is worth verifying against the records.
Why N.A. status matters
N.A. status is one of the most important checks before buying land in and around Dholera. A documented red flag is agricultural land marketed as being in the SIR (Special Investment Region, a state-notified industrial zone that gets its own planning authority) while still lacking Non-Agricultural conversion, which can leave a buyer unable to build legally. Confirming N.A. status, alongside verifying the sale deed, the mother deed, a 30-year Encumbrance Certificate, the 7/12 extract and tax receipts, is part of responsible due diligence. Where land sits inside an approved TP scheme (a town planning scheme, the legal process that pools farmland, lays out roads and returns a smaller serviced plot to each owner) the status is usually settled, but outside those schemes the buyer must confirm conversion has actually happened rather than assuming it.
